Our general service areas include North Metro Atlanta outside of the I-285 perimeter. We are currently accepting inventory in the following counties:

We are investors ourselves and understand the challenges that come along with owning rental real estate. Finding a Qualified Tenant
Market the property utilizing several Internet sites, e-mail blasts to referral agents, FMLS, and other types of advertisements.
We provide tenant screening which includes credit check, criminal background check, employment and income verification, and previous residency checks. We also check to confirm that the applicant is not in the Specially Designated Nationals (SDN) list which is a government requirement for all landlords.
Inquire About Our Services
Once the tenant is approved, we set up a move-in orientation with the tenant. At the orientation, we meet the tenant at the property and review the features of the home, provide training on basic home maintenance, and go through the lease and company policies.
We require the full first month’s rent, the security deposit and pet deposit (if applicable) be paid in certified funds.
Perform move-in / move-out inspections to ensure tenant’s acceptance of property and to eliminate any dispute at the termination of their lease.
Rental Payments & Collection
We provide monthly invoices to the tenant and provide them with a pre-addressed envelope for easy payments. We also offer direct debit at no additional charge to the owner or tenant.
Notification of late rent on the afternoon of the 5th of each month to tenants whose rent has not been received.
If necessary, prepare the proper paperwork for eviction filing and dispossessory proceedings.
Manage the outside vendors (Attorneys, Eviction Crews, etc.) for eviction so that evictions happen as soon as possible and provide you the best possible outcome.
If necessary, we work with a collection agency to provide assistance for non-paying tenants. This has allowed our owners to collect on debts that were outstanding. We charge the collection fee costs back to the tenants to maximize the owner’s ability to recover funds.
Maintenance
We have a maintenance service tracking system that documents tenant repair requests with follow-up.
Manage our maintenance staff to keep repair costs to a minimum for our owners.
Provide 24-Hour emergency contact, in the event of an emergency affecting the property.
Evaluate and provide recommendations as to the improvement of the properties to make them more attractive to potential tenants.
Monitor and oversee outside vendor contract work.
Confirm and maintain copies of all licenses and insurance certifications for all vendors.
Operations
Enhance the value of the property, by preservation of the existing income stream or minimizing its loss through rental collections.
Monthly payment of rents less property expenses via direct deposit or check based on Owner’s preference.
Owner Services
If interested in selling, we can provide Free Competitive Market Analysis (CMA) as requested to determine current property value.
