Thank you for sending us your referral tenant. We try to make this process as easy as possible for you to earn your referral fee.
We want to make you aware of what you can expect through the process.

We will need to have your brokerage’s information in order to process your referral fee. All referral fees are made payable to your Broker as per Licensee Law. How your broker pays you is between you and the Broker, we have no control over this.
Here is our process:
Once we receive an application for each adult along with the appropriate application fee, we can begin processing their file. The fastest way to process is for them to use our on-line rental application. The costs is $50.00 per applicant and every adult (18 years & older) must complete a full application.
Typical turn around to process an application is 2 business days. This may vary depending on how responsive their employer and previous landlords are in getting information to us.
Due to privacy laws, we cannot discuss an applicant’s specific file with you. We will share with you if they have been approved or denied if you want to call and follow up on your referral, but we cannot disclose any further information to you.
We will prepare all the leasing documents. This is different from what you may be used to and therefore we wanted to advise you in advance that there is no changing these documents as all our leases have to be consistent from one tenant to another.
All leases have SIGNIFICANT early termination penalties as we are expecting all tenants to remain for the full term of their lease. Rent is due on the first with a grace period until the 5th. If you are very concerned about this, we will share the lease with you in advance, but again, there will be no changes allowed.
In order to take a property off the market, we require the first month’s rent which is NON-REFUNABLE payable via a money order or cashier’s check. We will NOT accept a personal check. If however your referral wants to move quickly and send the first month’s rent in with their application fee, please have them prepare 2 separate money orders so that we can return the first month’s rent if for some reason they are not approved. If not in 2 separate money orders, the return of their money will be delayed by 2-3 weeks as we will have deposit it and allow time for it to clear and then put in the A/P cycle.
We prorate the second month’s rent based on the move in date. At this point, we will accept a personal check.
We will set up a move in time and date directly with the tenant. It is NOT REQUIRED for you to be there. We will ask that you please complete a CO10 – Referral Agreement (Broker to Broker) once the tenant is approved & before the move in date. You can download the form HERE for your convenience. Failure to complete the C010 prior to tenant move will delay your referral and if not submitted within 30 days of move in will be considered as a forfeit of the referral. So you may want to complete it now and send it in. It won’t hurt to do so. Also, please understand this is a referral and not a CO-OP. As such, we will NOT provide a copy of the lease to you as you are not a party to these lease.
At the move in, we will sign the lease, perform the move in inspection, provide a home orientation, and the tenant will take possession of the home all on the same day. Therefore, the tenant will be fully responsible for the home after this time.
We will provide general utility information to your tenant along with their confirmation.
Your referral check will be mailed to your Broker typically within 2 weeks after the move in provided that all your paperwork has been received timely."
